If your house is not selling, the 2026 market is likely part of the reason. Redfin reports 19.8% of sellers cut their asking price in September, and 60.5% of homes sold below the original ask. Review your price, condition and buyer incentives first, then compare a cash offer.

Why Is My House Not Selling in 2026?
Because there are more homes and fewer buyers than at any point in years. Redfin’s September 2026 pending sales report shows pending sales fell 4% in September, the biggest monthly drop in more than three years, and total listings hit their highest level since March 2020.
| September 2026 measure | Figure | Source |
|---|---|---|
| Sellers vs. buyers | 1,510,784 vs. 928,892 (sellers outnumber buyers by 62.6%) | Redfin |
| Listings with a price cut | 19.8% | Redfin |
| Homes sold below original asking price | 60.5% | Redfin |
| Homes for sale (NAR) | 1.60 million, up 4.6% from a year ago | NAR |
| Months of supply | 4.8 months, up from 4.5 | NAR |
| Median days on market | 33, up from 31 in August | NAR |
| 30-year fixed rate (Oct. 15) | 7.40%, up from 6.27% a year ago | Freddie Mac |

Redfin counted the lowest number of active buyers in its records, and 41 of the 50 largest metros were buyer’s markets. Senior economist Asad Khan called it “a buyer’s market born out of caution, not strength.”
Prices are still edging up nationally, but unevenly. Here is how the median price moved by region in September, with the states we serve in each:
| Region (NAR) | Median price | Change vs. last year | Byrd and Co states |
|---|---|---|---|
| Northeast | $523,600 | +4.7% | CT, MA, NJ, NY, PA |
| Midwest | $329,600 | +3.1% | IN, OH |
| South | $361,000 | +0.2% | DE, MD, VA, KY, TN, FL |
| West | $613,600 | -0.3% | AZ, CO |

Should You Lower Your Asking Price?
Often yes, if your home has had showings but no offers, or if it has sat longer than comparable homes nearby. NAR’s Lawrence Yun said, “Home sellers need to be realistic about local market conditions,” and that price cuts and incentives may be needed. Redfin’s Chen Zhao added that slow sales mean prices may flatten or fall.
One Boston agent quoted by Redfin, Brian Connelly, goes further for new listings: “be aggressive and list it potentially 5-10% below what you think you should list it for.” That is one agent’s view of one market, so check it against recent sold prices in your area.
- Compare to sold homes, not asking prices. Sold prices show what buyers actually paid.
- Check your days on market. The national median is 33 days, per NAR.
- Count showings and offers. Few showings point to price or marketing. Showings without offers point to price or condition.
- Ask your agent for a written pricing plan. Set a date and a target price in advance.

Can Seller Concessions Work Better Than a Price Cut?
Sometimes. Inman reports Redfin data showing 44.7% of home sales included a seller concession in the period ending August 2026, up from 42.6% a year earlier. A concession is any seller contribution that lowers the buyer’s cost without cutting the list price, such as help with closing costs, repairs or a mortgage rate buydown. In 15.8% of August sales, sellers offered both a concession and a price cut.
Concessions were most common in the South and Southwest. Atlanta led at 72.8%, Charlotte followed at 67.9% and Phoenix hit 67.4%. They were rare in New York at 5.7%. If you sell in Arizona, expect buyers to ask.
| Option | Best when | Watch out for |
|---|---|---|
| Price cut | Your home is priced above sold comps | Cuts can signal weakness if they come in small steps |
| Buyer concessions | Buyers like the home but struggle with the payment | Costs you cash at closing |
| Wait and relist | You can carry the home for months | Carrying costs keep running |
| Sell for cash, as-is | You want certainty, speed or no repairs | Compare offers and ask how each is calculated |
What Does It Cost to Keep Waiting?
Every month on the market costs you the mortgage, taxes, insurance and utilities. Here is an illustrative example, not a quote. If those costs run $2,800 a month and your home sits four more months, you spend $11,200. On a $400,000 home, a 3% price cut is $12,000, so the two choices can cost about the same.
Run your own numbers. If waiting costs more than the price cut would, cutting now usually wins. For the bigger rate picture, read our guide to what the Fed’s rate hike means for sellers and our post on 7.40% mortgage rates.
When Does a Cash Offer Beat a Price Cut?
A cash offer wins when time, repairs or certainty matter more than top dollar. You skip showings, repairs and the risk that a buyer’s loan falls through. That risk is real, because Redfin says 14.5% of contracts were canceled in September.
With Byrd and Co, a cash sale typically works like this: you contact us, we review the home as-is, you get a no-obligation cash offer, and we can close in as little as one to two weeks. We buy homes with liens, code issues and tenants. See our guides on selling with liens or code violations, selling a rental with tenants and selling during a divorce. If a sibling dispute is the holdup, read what to do when one heir will not sell.
Refer and Earn: Do you have a friend, tenant or relative with a house that will not sell? Our Refer and Earn program pays you $500 once the sale closes, with no fees and no limit. Send them our way before they cut the price again. Refer a homeowner.

Frequently Asked Questions About a House Not Selling
Why is my house not selling in 2026?
Sellers outnumber buyers by an estimated 62.6%, and pending sales are at their lowest level since spring 2014, excluding April 2020, per Redfin. Mortgage rates above 7% have also priced many buyers out.
How long does it take to sell a house in 2026?
NAR reports a median of 33 days on the market for September sales, up from 31 days in August. Your local market and price will change that number.
Should I lower my price if I have no offers?
Compare your price with recently sold homes first. If similar homes sold for less, a price cut or concession is usually the fastest fix, according to Redfin and NAR economists.
Is it a buyer’s market in 2026?
Yes. Redfin calls it the strongest buyer’s market on record, with 41 of the 50 largest metros favoring buyers in September.
Is it better to sell for cash or wait?
It depends on your carrying costs and timeline. A cash sale avoids repairs, showings and loan delays, and Byrd and Co can close in as little as one to two weeks.
